Homeowners are responsible for maintaining the good repair of their lots: sidewalks, fences, yards (via mowing, edging, weeding, and keeping trees trimmed accordingly), as well as all items on the exterior of their homes. Homeowners are responsible for the timely payment of their annual HOA dues. To pay your dues, click here. Homeowners are also responsible for the setting up of their own utilities; i.e. trash removal, water, and electrical services.
There are restrictive covenants in place which help to preserve the property values within our community. If you receive a violation notice, please contact Crest Management for advice on how to come back into compliance. Please remember that boats, trailers, campers, and other recreational vehicles are not permitted in the community unless they are screened from view, in the garage, or behind a fence. (However, they cannot be taller than the fence.) Other common violations throughout the community are:
- rotten siding / trim
- faded / discolored paint
- mildew / residue on homes / sidewalks /driveways / fences
- broken / missing fence pickets
The HOA board alongside Crest Management maintain our community’s common areas. (The community’s recreational areas, as well as the three entrances to our subdivision.)
If you're planning any exterior modifications or improvements to your property; or you're just wanting to paint your home a new color, you'll need approval from the Architectural Control Committee (ACC). Please understand that approval is required before starting your project. Our ACC Application is available here.

To help ensure the safety and enjoyment of all of our residents please remember that:
- Recreational areas are smoke free zones.
- Glass bottles / containers are prohibited.
- Any waste is to be properly disposed of in the proveded garbage bin.
- No pets allowed inside of pool fence.
- Children under 12 are to be accompanied by a responsible adult at all times.
Our Community Pool is maintained by A-Beautiful Pools, Inc.
Lifeguard availability has changed drastically over the last year and they are looking for more lifeguards to work and help staff our pool and area pools for this summer! They have reduced training courses and competitive pay and incentives for joining their team mid-season. A portion of the annual budget is spent on additional patrol of our community. Even with this added patrol, it is impossible to prevent all crimes from occurring.
Please take precautions such as removing all valuables from vehicles, (or keeping them hidden and out of sight), locking your vehicles and homes, keeping your garage doors closed when not in use, parking your vehicles inside of your garage if possible, and by watching out for your neighbors. Criminals love easy victims, let's not give them that satisfaction!
Immediately report any crimes or suspicious activity by calling (713) 221-6000. Be sure to include a good description of the offense/offender, if possible, so as to aid agencies and responders.
To report traffic violations, please call (281) 290-2100. Be sure to include type (i.e. speeding, failure to stop at a stop sign, etc.), street/intersection location, date, and time of day.
Always dial 911 in the case of an emergency.

Weekly curbside pickup days are Tuesday and Friday. (Heavy trash is collected each pickup). Recycling pickup is Tuesday. Please view Texas Pride's website for Trash and Recycling Guidelines at www.texaspridedisposal.com.
The Municipal Utility District (MUD) servicing the community is Northwest Harris County MUD #9. For questions/concerns relating to water issues, please call (281) 651-1618
We all use and pay for them. Participation from residents is needed to report outages. Please report the pole number along with a nearby address to Center Point at (713) 207-2222.
